Financing is an increase to the existing loan in the form of a Second Mortgage. The purpose of the new loan is to fund construction of two out-parcels with build-to-suit shells with tenant improvements pre-leased to a 4,500 sf restaurant and a 3,500 bank. The Borrower will construct the shell buildings and install tenant improvements for the restaurant and the bank, respectively. Both buildings will be metal frame construction on poured concrete slabs. They will be heating by central forced air with roof mounted cooling systems. Neither building will required elevator service. Roofing will be flat top with sealed membranes.
